Backflow testing: what property managers actually need
A backflow prevention device stops contaminated water being drawn back into the drinking water supply. The test is only half the job. You need the report, and it needs to be right.
What we test, and how often
Most commercial properties — and plenty of residential ones with irrigation, fire services or specialised equipment — are required to have testable devices inspected every year. Testable devices generally need to be tested every twelve months.
If you are unsure when yours was last done, or you have received a notice asking for a backflow test certificate and you are not sure what device you have, send the address and we will work it out.
Who is usually chasing this
Property managers, strata managers, building owners and facility managers are the people usually chasing this. It also applies to a lot of businesses: cafes and commercial kitchens, medical and dental practices, mechanical workshops, irrigation systems, and any property with a fire service connection.
If you manage multiple sites we can test them together and keep the annual dates in one place so nothing gets missed.
The report, and what happens if it fails
You get the test report for your records and for whoever is asking — a water authority, property manager, insurer or auditor. We also assess hazard rating and the right device for the property when a new device is needed.
If the device fails, we tell you what failed and what it takes to fix it, then quote the repair or replacement. We do not simply hand you a failed report and walk away. Because we also handle general plumbing and fire services, a failed device can usually be repaired on the same visit rather than booking another contractor.
