63 mm Auspex riser at Adagio Apartments

System Plumbing and Gas replaced the hot-water flow and return at Adagio Apartments in East Perth. The Aquatherm pipe came out. 63 mm big bore multilayer Auspex went in, supplied by Reece Plumbing. The riser serves 22 floors. It is the first time this pipe has been used in an apartment building in Western Australia.

A hot-water flow and return does two jobs. The flow takes hot water up the building. The return brings it back to the plant so the ring stays hot. Without that return, the apartment furthest from the plant runs a tap cold until the cooled water sitting in the riser has cleared.

The 63 mm pipe

Auspex water multilayer pipe is built in three working layers. Cross-linked polyethylene carries the water. A butt-welded aluminium layer sits in the middle, so the plastic wall is not thinned to make room for an overlap weld. A heat-stable polyethylene forms the outside. That aluminium core is what holds a tall riser in line once the pipe is full of hot water. 63 mm is the largest size in the Auspex big bore water range.

Where the riser lands

The shaft is only half the job. Each floor the pipe comes into an apartment service cupboard: isolation, the offsets that miss other services, and the last run before the unit. Those cupboards were fitted off first, then the hot-water pipe was insulated and the door went back on.

A letter of endorsement from Auspex

Putting a new size into a 22-storey occupied building is not a catalogue swap. Auspex issued a letter of endorsement for this install, so the owners have manufacturer backing for the pipe that went in — not only a contractor warranty. Water reinstated every evening

Adagio stayed occupied for the whole replace. Isolation happened in working hours; supply was back on each evening so people coming home could cook and shower as normal. Leaving a 22-floor tower dry overnight is not a method. The crew left, the building lived.
